Currently under development in Chroussa, one of the most distinctive and naturally beautiful areas of Syros, this private residence represents the first landmark project of PNN DEVELOPMENT.
Set within the authentic Cycladic landscape and enjoying panoramic views across the Aegean Sea towards the surrounding islands, the residence has been conceived as a meaningful dialogue between architecture, nature and contemporary living.
Its clean geometric volumes, white rendered surfaces and locally inspired stone elements reinterpret the timeless character of Cycladic architecture through a modern and refined design language. The building is carefully integrated into the natural terrain, respecting the scale, colours and distinctive qualities of its surroundings.
The residence incorporates the principles of green building and sustainable development. Climate-responsive design, energy efficiency, responsible material selection, natural lighting and ventilation, water-conscious landscaping and low-impact interventions form an essential part of the project’s philosophy. Every decision aims to reduce the building’s environmental footprint while enhancing comfort, functionality and long-term value.
The outdoor areas have been designed as a natural extension of the residence. Mediterranean planting, native aromatic species, olive trees, local stone, shaded terraces and carefully positioned relaxation areas create a seamless transition between indoor and outdoor living. The swimming pool and exterior spaces frame the uninterrupted Cycladic views, offering a unique sense of openness, privacy and connection with the Aegean landscape.
As the first project undertaken by PNN DEVELOPMENT, the Chroussa Residence embodies the principles and values of the company’s founders. It expresses their belief that the natural environment should not be treated merely as a background to architecture, but as the primary force and guiding principle behind every creative decision.

Terraced Landscape & Outdoor Living
Designed as a natural extension of the main residence, this terraced landscape brings together movement, hospitality, relaxation and everyday functionality within one carefully planned outdoor environment.
The architectural composition follows the natural slope of the land, creating a sequence of distinct yet interconnected levels. Stone pathways guide residents and guests through landscaped gardens, shaded areas and carefully positioned gathering spaces, transforming circulation into a gradual experience of discovery.
A pergola-covered parking area provides a discreet and practical arrival point, naturally integrated into the Mediterranean planting. The outdoor kitchen, barbecue and dining terrace create a welcoming setting for shared meals and social gatherings, while maintaining a direct connection with the surrounding landscape and the views towards the Aegean Sea.
At a lower level, the circular fire-pit lounge forms the emotional centre of the design. Built into the terrain and surrounded by comfortable seating, it offers an intimate environment for relaxation, conversation and quiet evenings under the Cycladic sky.
A stone-built auxiliary structure provides essential storage and technical support while remaining fully integrated into the architectural character of the property.
Native and drought-resistant planting—including olive trees, lavender, rosemary, thyme, myrtle and ornamental grasses—strengthens the relationship between the development and the natural landscape of Syros. Local stone, timber pergolas and low-level lighting create a warm, authentic atmosphere with minimal visual and environmental impact.
More than a collection of outdoor functions, the design creates a unified living experience. It encourages social interaction, enhances the feeling of comfort and privacy, and allows every activity to unfold naturally within the landscape.
